
Extensive moisture damage to a garage built in 2015 had become a real headache for the owner. After a site inspection with a chartered engineer, the matter ended up before the conciliation board and the garage was eventually torn down. Finding someone willing to rebuild it - complete with a tiled roof terrace - proved anything but easy. That was before he got in touch with Bjørn at Viken Bærekraftig Utvikling.

Building a garage is one thing. Building a garage with a habitable, tiled roof terrace calls for an entirely different level of expertise - the load-bearing structure, membrane, drainage and detailing all have to be exactly right.

The owner had a clear vision: an outdoor space that could withstand wind and weather, and host a proper garden party with plenty of guests. "At the busiest we've probably had 30 people up there, so we've put it properly to the test," the owner says.

The solution was 60×80 tiles bonded onto boards rather than mounted on so-called pedestals. "I find this solution far more stable," says the owner, who knows what he's talking about - another terrace on the property was built on rather wobbly "feet."

When the rain does come, the water vanishes in an instant. Because the tiles aren't grouted, water never pools - it drains away and straight down into the outlet.

The new outdoor space is used constantly, by young and old alike. "It's wonderful to have our own zone where we adults can retreat - if the youngsters haven't already claimed it," the owner says. A four-metre sofa and a double outdoor bed make sure those long-awaited sunny days can be enjoyed to the full.
The roof terrace has turned out absolutely fantastic, I have to say.
